HOW DO I KNOW IF MY ROOF NEEDS TO BE REPLACED?
Ongoing maintenance comes with owning a home but, unfortunately, houses can’t tell us when there’s a roof leak or a gutter problem. This means that you might occasionally discover damage that requires roof repair, or possibly even total replacement. But how do you know which is the best choice? There are many factors to consider when deciding if your roof should be patched up or completed replaced. Here are some clues to help you make the decision.
Age. How old is your roof? Has it reached the end of its lifespan? Most asphalt shingles last around 20 years, while premium grade materials can last up to 40 years. Wood shingles average at least 15 years but may perform for several decades. If you are unsure of the age of your roof, enlist the help of our experienced local roofers.
Moisture. Inspect your ceilings and interior walls. Are there water spots or peeling paint? These are signs of a leaking roof. If the damage is small and isolated, a roof repair is nearly always the smartest choice. If the leakage has been long-term and widespread, there will likely be rot in the roofing system and replacement will be necessary.
Damage. Has there been recent damage from an ice storm or other weather catastrophe? Often these events will warrant complete roof replacement because there is a level of damage that can’t be reasonably repaired. The good news is that your homeowner'sinsurance will likely cover the cost of replacement.

HOW LONG DO ROOFS LAST?
Asphalt shingle roofs can last up to 20-30 years! When you hit the 20 year mark, it's usually a good idea to call Prestige for a free estimate for a re-roof.
Metal roofs will last between 30-70 years. Metal roofs will cost more up front, but will pay for themselves due to their longevity.
HOW OFTEN SHOULD YOU HAVE YOUR ROOF INSPECTED?
It is a good idea to personally take a look at your roof twice a year. Look for the following:
Cracked caulk or rust spots.
Missing shingles.
Shingles that are blistering, curling, buckling or granule loss.
Moss or lichen or piles of leaves. This could be a sign that the roof is decaying underneath.
If you have an attic, check for signs of water under the roof.
You should have Prestige come out and professionally inspect your roof every 2-3 years.
